Tenant Screening and Rental Criteria Application RequirementsAll applications must be filled out completely and accurately. An incomplete application may be rejected or not processed. Any misstatements or omissions made on an application, whether or not discovered prior to moving into a unit, may be grounds for denial of an application or termination of an existing lease. All information must be legible and verifiable. Information that cannot be checked or verified may be grounds for rejection of the application. Housing HistoryApplicants must have a positive housing history. We prefer at least one year of recent positive rental history verified by professional landlord references. References by roommates or relatives, or in which the applicant did not sign a lease may be considered unacceptable. These requirements may vary subject to additional conditions for applicants who are first-time renters or students. The refusal of a prior landlord to give a reference, or a negative reference, may be grounds for rejection. EvictionsUnlawful detainers or evictions may be grounds for the rejection of an application. CreditWe look for a positive credit history. High debt, collections, judgments, recent bankruptcy or other negative credit references may be grounds for rejection or an increased deposit amount. IncomeThe applicant’s verifiable household income must be sufficient to pay rent and basic living expenses. Criminal HistoryApplicants who have a criminal history may be rejected. Offenses that normally guarantee rejection include crimes against persons or property (such as assault, robbery, theft, property damage), drug offenses, and prostitution. AttitudeWe reserve the right to refuse rental to anyone who is verbally abusive, rude, swears, is disrespectful, makes threats, has been drinking, is argumentative, in general displays a bad attitude, or has a history of problems with prior manager or residents. IdentificationEvery person over 18 must be screened and must provide a government-issued photo ID. One application per adult is required.
Application FeeA non-refundable application fee of $35 is due when the application is turned in to us. Applications are usually processed in 24 to 48 hours.
