ADDENDUM TO LEASE AGREEMENT

  The lease agreement, to which this is attached, is hereby amended to include the following terms and conditions.

1.        Resident agrees that they will not provide their apartment or building keys to any person for any reason unless they have the express permission of management.

2.        Resident agrees that the actions of the resident's guests or resident's visitors shall have the same force and effect as if the actions were those of the resident.

3.     Resident agrees and understands that there shall be only one security key issued per adult occupant and that these security keys cannot be duplicated.  The cost of replacing a security key shall be $100.00.

4.        Resident agrees that if partial rent payment is accepted that management shall retain the right to bring an eviction action.  Partial payment does not waive any of management's legal remedies or rights pertaining to eviction, court actions, etc.

5.        Resident agrees to notify management if any rents are deposited in the rent payment slot after the 5th of the month.  Lack of notification will result in applicable late fees.

6.        Any payments made by resident will first be applied to late fees owed, if any, with any remaining funds applied to rent.

7.        All rental periods shall be from the first day of the month until the last day of the month.

8.        Resident agrees to vacate unit by 2:00P.M. on the last day of this lease. Resident agrees to pay $25.00 per hour, or portion of an hour, for time held over after 2:00 p.m. on the last day of the rental period.

9.       If resident fails to reside in the apartment for the entire lease term, resident will pay (1) a fee equal to the amount of one month's rent which shall be compensation to the management for the cost of re-renting the apartment including but not limited to advertising, finders fee, showings, administrative work, and maintenance; and (2) the rent in full until the end of the lease term or until the apartment is re-rented.

10.     Resident agrees to allow management to show the apartment to prospective tenants and management agrees to provide resident with reasonable notice.

11.     Resident agrees never to burn candles in their apartment in a way that will cause damage to the apartment.  It is understood that candle soot on walls may necessitate repainting of the walls at resident's expense.  Resident also agrees that any discoloration or smell due to cigarette smoke may also necessitate repainting at the resident's expense.

12.     Resident agrees that any fire in their apartment shall be cause for immediate eviction.  This includes fires caused by cooking, candles, or cigarettes, as well as any fires caused by anything else resident controls.

13.     Resident agrees to close all of their storm windows at the commencement of the heating season.  Should they have difficulty in closing said windows, resident will immediately notify management.

14.   Resident agrees to immediately inform management of any running toilets, leaking toilets, dripping faucets or any other water problems that may cause damage or waste water.  Resident agrees to keep the bottom of the shower curtain inside the bathtub so as to ensure that all water from a shower remains in the tub.  If resident has a clawfoot tub, resident shall ensure that the curtain surrounds the entire tub such that no water escapes to the floor

15.     Resident understands and agrees that management will make periodic housekeeping inspections with a 24 hour notice.

16.     Resident acknowledges that the carpet in the unit was cleaned prior to residents occupancy.  Resident agrees that carpet in the unit, if any, will be cleaned prior to moving.  Said cleaning will be accomplished with a water extraction system.  If resident does not clean the carpet in a manner satisfactory to the landlord, resident will be charged for the cleaning of said carpet.

18.  Resident agrees to purchase rental insurance.  Management is not liable for any damage to resident or residents' property that is caused by any malfunction of any building system or component including, but not limited to, the roof, plumbing, heating or electrical system.

17.     Resident agrees to notify landlord of any large or unusual items deposited as refuse in the dumpster area.  It is understood and agreed that resident will be charged a fee for disposal of all such items.  Said fee shall be that amount charged by the refuse removal company plus a $25 administrative fee.

19.     There will be no smoking by resident or their guests in the public areas of the building.  This is Minnesota state law.

20.     There will be no drinking by resident or their guests in the public areas of the building.

21.     No firearms to be allowed on the premises without the express permission of the landlord.

22.     It is agreed that the following lockout charge shall be in effect: During office hours-$25.  After office hours-$75.

23.     Resident agrees to provide management with their current phone number and email address, as soon as it is obtained.
